Design development builds upon the initial concepts and sketches of the schematic design, generally bringing a level of refinement, dimension, and specificity to the rendered design.
The sketchy nature of the schematic is shed to reveal a distinct clarity of direction. The refinement tests and confirms vague assumption of the schematic, bringing new vision of the design. The drawings at this stage are developed with a stricter sense of construction and material. They’re generally larger in scale with more in-depth resolution. Final design tweaks are then proposed, studied, and implemented, thereby entering the Construction Document phase with a majority of design decision made and confirmed.
When design development is complete, landscape design and interior design are initiated, studied, and integrated. Civil engineering and structural engineering direction and strategy can also be established.
The set of drawings generated during design development can be a building block towards budgeting and permitting if necessary. With smaller projects, design development can be integrated into the construction document phase.
